Repair, rebuild or remove?
A chimney that is no longer in use still has to keep water out of the roof. Old mortar washes out of the joints, the flaunching around the pots cracks, and the lead flashing where the stack meets the tiles lifts. Any one of those lets water straight into the roof space.
Repointing and flashing
Where the brickwork is sound, raking out and repointing the joints and renewing the lead is usually all that is needed. It is the cheapest of the three options and often adds years to the stack.
Rebuilding
If the top few courses have gone soft or the stack is leaning, we take it down to a solid course and rebuild from there, then re-flash and re-flaunch it.
Removal
For a chimney that is no longer used at all, taking it out removes the maintenance permanently. We take the stack down, make good the roof structure and tile over the opening so it matches the rest of the covering.
